Summary

Cherokee Commerce Center 85 (“CCC-85”) is the Upstate’s newest industrial park located on the I-85 corridor in an area of rapid growth between Greenville-Spartanburg, SC, and Charlotte, NC.

The 290-acre site offers tenants mid-to-bulk size Class A industrial space in a convenient location proximate to key infrastructure and major population centers throughout the Southeast.

A 555,000 SF cross-dock warehouse is currently under construction. The site can accommodate up to 3,500,000 million SF of modern warehouses with ample auto and trailer parking when fully developed.

Investment rationale

The I-85 corridor exhibits strong warehouse demand driven by above-average population growth, ecommerce expansion and re-onshoring of light manufacturing operations.

The site scored highly on a proprietary warehousing ranking system utilizing labor statistics to identify locations that not only have strong underlying demand drivers, but also have sufficient labor pools to satisfy user needs.

CCC-85 is uniquely positioned as one of only a few remaining sites that can accommodate buildings in excess of 1,000,000 SF. The cross-dock building currently under construction is expandable to approximately 1,200,000 SF. Another building of up to 1,800,000 SF can also be constructed.
